RICS Level 3 Survey
When purchasing a new property, it’s crucial to understand exactly what you’re investing in. A full building survey will ensure you make an informed decision. Of the three main surveys to choose from, a RICS Level 3 Survey is the most detailed.
What is a Level 3 house survey?
The Level 3 House Survey, or full building survey as it is also known, is the most comprehensive survey. It includes an in-depth analysis of a property’s condition, including advice on defects, repairs and maintenance options.
One of our experienced and highly qualified RICS chartered surveyors in Kent or London chartered surveyors will attend the property and assess its condition in order to write up a professional report.
Why should I have a Level 3 house survey?
A Level 3 Survey offers a clear opinion of the building, enabling you to make an informed decision. In many cases, our reports have helped buyers to negotiate the purchase price. In fact, we have found that often, the cost reduction achieved significantly exceeds the cost of the survey.
If you are considering the lower cost option of a Level 2 Survey, you should consider that the Level 3 report includes commentary on construction, building materials and structural defects. Crucially, it outlines repair options and possible consequences of ignoring the issues.
If you are unsure which survey is best for your needs, get in touch with our experts for further guidance.

What properties are suitable for a Level 3 house survey?
A Level 3 Survey is recommended if you are planning a major refurbishment of a property, as well as for the following types of properties:
- All listed buildings.
- Most buildings built before 1970 (we recommend talking to our experienced building surveyors in London and Kent surveyors first).
- Any building constructed in an unusual way, regardless of its age.
- Properties that are in a dilapidated condition.
- Properties with unusual features.
- Homes and buildings that you are planning to renovate or alter in any way.
- Houses that have already had extensive alterations.
What does a Level 3 house survey include?
Our highly experienced Kent and London-based chartered surveyors will attend the property and carry out a detailed examination of all accessible parts. It can be tailor-made to suit your individual needs and concerns. It includes the following:
- Identification of major and minor faults affecting the usual performance and use of the building.
- The implications of any defects and possible cost of repairs.
- Tests walls for dampness and condensation.
- Inspects visible and accessible timbers for damage, including woodworm or rot.
- Comments on the existence and condition of damp-proofing, insulation and drainage (although the latter will not be tested).
- Identifies structural faults, such as subsidence.
- Extensive technical information on the construction of the property and details about the material used in construction.
- Information on the location.
- Provides guidance as to future maintenance.
They will return to the office to write a thorough report which will detail what was found, as well as any remediation work that might be required. This report is not based on a standard template and can be many pages long.
What’s not included in a Level 3 house survey?
Our Chartered Surveyors are not qualified electricians or plumbers, so they will not test services such as wiring, heating and plumbing. However, we may comment on their visual condition. If we think it is necessary, we will recommend that an expert examination be carried out. We use standard 3-metre surveyors ladders so we cannot inspect the roof if it is more than one storey up, but we do offer a drone inspection for roof coverings.
How long does a Level 3 survey take?
A Level 3 Survey will take anything from a couple of hours to a full day – sometimes, we may visit twice, but it depends on the size of the property. The time the report takes also depends on the size of the property, so if it is a one-bedroom small flat, then it will take significantly less time than a six-bedroom detached property.
How much does a Level 3 survey cost?
A RICS Level 3 Survey is more expensive because of the nature of the work and the length or time it takes to produce the report. Ours start at around £600 plus VAT, but the price varies depending on the size of the property being surveyed.
