RICS Level 2 Survey
An independent RICS Building Survey or Homebuyer Report provides a level of detail that online research, valuations or estate agent information doesn’t offer, and can only be provided by a physical inspection of your proposed purchase.
Less expensive than the comprehensive Level 3 full building survey, the Level 2 Homebuyer Report is ideal for properties built within the last 50 years which appear to be in good condition.
What is a RICS Level 2 survey?
A RICS Level 2 Survey is sometimes called a Homebuyer Report. When you choose Collier Stevens, one of our experienced and highly qualified chartered surveyors in Kent or London chartered surveyors will attend the property, assess its condition and write up a professional Level 2 report.
If you’re unsure which survey is best for your needs, feel free to get in touch with our experts who will be able to advise you.

What does a Level 2 survey include?
Our Level 2 Survey provides an assessment of the property’s condition, highlighting any major problems or urgent defects that need to be rectified – as well as any potential legal issues. This will give an indication of how much you might need to spend on repairs.
The report includes the following information:
- The property’s general condition.
- Guidance as to the condition of the main parts of the main building, garages and outside areas.
- Any significant defects in accessible parts of the property, which may affect its value.
- Urgent and significant matters that need to be assessed before you exchange contracts, including recommendations for any further specialist inspections.
Unlike a Level 3 Survey, the Level 2 House Survey doesn’t outline repair options and costs, or the possible consequences of ignoring said issues.
A Level 2 Survey isn’t suitable for all properties. For example, this survey is not suitable for period or listed properties, significantly extended or altered properties, properties that are not built with standard brick and tile, or properties in poor condition (or require renovation).
This is due to our Level 2 Survey being non-intrusive, so concealed defects may not be identified (our surveyors will not lift carpets, move furniture, or access hidden areas).
What types of properties is a Level 2 survey good for?
This survey is most suitable for traditional or conventional properties built in the last 100 years or so, properties which are in reasonable condition, have not undergone major structural work and remain in good condition.
How much is a RICS Level 2 survey?
Whilst it is more expensive than a RICS Level 1 Survey, the Level 2 Survey is a lower-priced service than the Level 3. That’s because the inspection and report are less detailed than a Level 3 Building Survey.
